Whether you are a landlord or a tenant you have certain rights and certain obligations. The Landlord Tenant Law in Ohio can be a trap for the unwary and unformed. It is a good idea to talk with an attorney if you are a new landlord: about the lease you will have, how to put policies in place for rent collection, develop accurate forms for notifying tenants that you will be entering their apartments, what do you do when the rent is late, etc.

As a tenant you need to be aware that it is in not okay to just not pay the rent until a repair is made. However, there is a provision in the law for you to deposit your rent with the court until the repairs are made. You need to understand your lease to know how to give notice when you are leaving.

There are special forms to use if you need to evict a tenant and certain timelines that must be strictly followed. It pays to do it right the first time.
